Simply abrading the floor and applying a new top coat might not fix the problem. Without resanding waxes oils and furniture polishes used to clean wood floors seep into the pores of the finish and can prevent the new finish from bonding. If the uneven floor is due to floor joists that have warped or twisted over time or were incorrectly installed the only way to level the floor is to remove the subflooring and shim the joists. This works best for warps that come from humidity or a water spill rather than from a leak that originated below your flooring.
